Enquiries and bookings
An enquiry does not reserve a property or confirm a booking. Dates, prices, occupancy, house rules and any payment or cancellation terms must be agreed in writing before you book. Property-specific booking terms will be provided with your booking information.
Payment — direct bookings
A booking deposit of £200 is payable when your direct booking is confirmed. This is part of the total price of your stay. The remaining balance is due six weeks before your arrival date. If you book fewer than six weeks before arrival, please contact Karen to confirm the payment arrangements before booking. Your confirmation will set out your total price, payment instructions and due dates.
Guest cancellations — direct bookings
If you cancel at least 30 days before your arrival date, you will receive a full refund of all booking payments, including any booking deposit. For cancellations fewer than 30 days before arrival, the cancellation charge may be up to the full booking price. The amount retained will be limited to the actual net loss caused by your cancellation, taking account of costs saved and income received from any replacement booking. If we secure a replacement booking covering your cancelled dates, we will refund your booking payments in full. We will take reasonable steps to re-let the accommodation. If we recover only part of the lost income, we will recalculate our actual net loss and refund any payment above that amount. Please notify Karen of your cancellation by email. This policy does not affect your statutory rights. Bookings made through Airbnb or Booking.com follow the cancellation terms agreed on the relevant platform. The direct-booking replacement-booking refund policy above does not apply to those reservations.
